• Design PhaseHow we start depends upon the clients needs. If no plans have been created, we take the design/build approach to the project. If a designer or architect is involved, we collaboratively help ensure the schematic and design-detailing process keeps the project on budget and we can also help ensure that feasibility and constructability questions are answered.Pre-Construction PhaseWhen the plans are finished being detailed and converted to Construction Documents, we do a final quantity take-offs and give you the cost for the project. There may be some options in this pricing (i.e. tile vs. wood floor or additional items like a solar photovoltaic system). We try to minimize the options for less confusion on our part and your part, but it is sometimes necessary and useful to set certain items apart. Once you decide on what the scope of work will be, we take plans to the local-jurisdictions permitting office. In Portland, we are a member of the FIR program which can save time and money on the permitting and inspection process.Before construction begins, you will have a schedule, a set of construction plans, the job-specifications and the build-contract.ConstructionWe start our construction projects with proper masking and site-protection. Flooring and finished surfaces are covered, indoor areas of demolition are shut off from the house with zipper walls, and heating ducts are covered.
