- Real Estate Investments, Syndication, and Management.Apartment Income Investors, Inc. was formed in 1994 to capitalize on opportunities in the real estate market, with the primary focus on value-add and income producing multi-family apartment buildings in Los Angeles County. Since then, Aii has grown to become a multi-faceted real estate investment and finance company. The founder, Michael D. Chesser, spent his career as a CPA watching real estate operators chalk up success and failure. After 15 years in the public accounting arena and working on several condo and apartment developments in the late 1980s, Mr. Chesser began focusing on the acquisition of residential properties that generate significant cash-on-cash returns. Current operations of his companies are designed to locate, finance and manage commercial and multi-unit residential rental real estate properties with high yields.Aii has operated as the Manager of various partnerships that have acquired, renovated and managed rental properties as well as developed ground-up construction with their partners. Aii has been responsible for placing approximately $250M in equity investments and has controlled a portfolio of over $750M in total real estate assets. Aiis objectives are: to find quality investment opportunities that achieve the optimum balance of return and safety; to operate in a manner wherein preservation of capital is a first priority; to identify assets that offer the greatest reward in exchange for a measurable risk; and, finally, to return profits to our investors that exceed expectations.Aiis investors have consistently enjoyed double-digit returns on our multi-family portfolio. As a result of Aiis experience and whatever it takes management approach, the multi-family portfolio has maintained an average annual return above 30%.
